NO UNIVERSITY TERRACE OVERLAY

From a Dallas Realtor

First, I have heard proponents of NSO’s say it will help preserve the neighborhood property values. Then I have heard others say it is to preserve the “character” of the neighborhood. Well, which is it? Values or character? Show me an “inner city” neighborhood where builders have torn down old homes to build newer and larger homes and the values have actually decreased below where it was before they started. Preston Hollow, Park Cities , Midway Hollow, Lakewood and Lakewood Heights certainly don’t seem to be hurting from it when it comes to increasing property values. Lake Highlands has even started this trend in certain neighborhoods.

  1. It will preseve the neighborhood property values. It is a simple concept. If a 2 1/2 story house can't be built right next to your home then your property value is safe. You can make improvements to your property. You can even build a 2nd story with this overlay proposal. You just can't build a 2 1/2 to 3 story and engulf the entire lot putting your neighbors in the dark shadows that excessive houses create.

Sounds to me like you are a little bitter about your profit margin of these older homes. I guess you want those large homes to be built so you can sell them and take 2% or whatever your percentage cut is. Kind of selfish on your part to use scare tactics and fear mongering when clearly you do NOT post all of the facts.

  2. Robin, how are those scare tactics? They are opinions. You wanna talk about scare tactics, how about the fact that people who handed out the petition only said and I quote, "do you want a Mcmansion next to you, if not then sign here." And also "everyone else has signed this" We have talked to numerous people who signed it who were not informed of what this really means. It is really pathetic that people who are spearheading this are so upset that there is a opposition to this.
